Scarsdale holds the title of America's wealthiest suburb for the third straight year, with an average household income of $612,591.

According to a national analysis of 2024 Census data reported by lohud.com on Aug, 10, the ranking uses American Community Survey data and Zillow Home Value Index figures, placed the village of roughly 18,000 residents at No. 1 nationally. Scarsdale also topped the list in 2016, making it the only suburb to hold the top spot across a full decade.

The village's average home value stood at $1.46 million as of January 2026. But actual sale prices tell a sharper story: median home sale prices hit approximately $2.83 million in July 2026, up 21.85% year-over-year, according to MLS data compiled by Houzeo. More than 85% of homes sold above asking price that month, compared with 52% a year earlier. Only 18 homes were available in July, a 67% drop in inventory from the prior year.

That wealth concentration is showing up on Scarsdale Avenue and Christie Place. Micheline, a French bistro from Eleven Madison Park alum and Scarsdale native Jonathan Aubrey, opened at 878 Scarsdale Ave. earlier in 2026 in the former Metro Diner space. DeCicco & Sons announced Piccolino, a smaller-format specialty grocery, for the Village Center in summer 2026. Dante's Lattes opened on Christie Place, welcomed by the Scarsdale Business Alliance as a new member, according to an SBA Instagram post.

Bernadette Rousseau, the esthetician who opened luxury facial studio Basilica Studios in Scarsdale in April, chose the village specifically for its walkable retail core. "Scarsdale is such an amazing epicenter for our Westchester community," Rousseau told Westchester Magazine on July 23, when the publication profiled her new studio. "As a customer myself, I search for a location where I can grab an excellent coffee and get more than one errand out of the way at a time."

Rye, another Westchester community, ranked No. 3 nationally with an average household income of $428,806. West University Place, Texas, came in second. Scarsdale's income figure rose roughly 1.9% from the prior year's $601,193 average.

The SBA's "Destination Scarsdale" program, which runs Sunday activations alongside the Chase Road Farmers Market from May through November, draws 500 to 750 people weekly.

The village is also marking its 325th anniversary in 2026, with programming continuing through the fall.
