Eight homes sold in Scarsdale and Edgemont during the week of Aug. 12, combining for $23.2 million in total sales and topped by a $4.8 million close at 50 Greendale Road.

The sales, reported by Sharon Higgins on Scarsdale10583 on Aug. 12, ranged from $1.805 million to $4.8 million. Five exceeded $3 million. Only one fell below $2 million.

"Sales remain strong, and so do prices, reflecting the continued demand for homes in our community," Higgins wrote. "As we head into the final weeks of summer, we're seeing many new neighbors get ready to call Scarsdale and Edgemont home."

The week's priciest sale, 50 Greendale Road, is a restored home on 0.85 acres that was redesigned in 2006. It carries an annual tax bill of $71,619 and an assessed value of $2.55 million.

Other notable closings included 14 Windmill Lane, a Colonial in the Grange estate near Greenacres Elementary School, at $3.995 million, and 280 N. Clayton Road, a 6,500-square-foot home with a heated pool and three-car garage, at $3.81 million. The Clayton Road property carries the week's highest tax bill at $96,306.

Rounding out the sales:

  • 22 Leatherstocking Lane (Heathcote): $3.7 million
  • 15 High Point Terrace (Edgemont), new construction over 5,600 sq. ft.: $2.975 million
  • 202 Rock Creek Lane (Quaker Ridge): $2.8 million
  • 337 Heathcote Road: $2.3 million
  • 181 Webster Road, a circa-1917 home: $1.805 million

The volume marks a slowdown from the 15 closings reported the week of July 23, which were led by an $8.75 million new-construction sale at 12 Burgess Road. Every sale the week of Aug. 12 closed above its assessed value.

Regional data supports the local picture. Across the New York Metro Area in July 2026, single-family home sales rose 7.8% year-over-year to 3,807 closings, and the median sale price reached $800,000, according to OneKey MLS.

Inventory remained tight at 4.1 months of supply, and homes sold in a median of 40 days at 102.1% of original list price.

Richard Haggerty, CEO of OneKey MLS, said Aug. 13 that demand is "clearly present" but that inventory "remains the main challenge," describing intense competition for limited listings.

No asking prices were published for the eight Scarsdale and Edgemont sales, so it is unclear whether any closed above or below list.
